Persons who cannot obtain a sustainable mortgage from the private sector or purchase or build a dwelling may apply to the Local Authority. The loan limit is 97% of the property value to a maximum of €200,000 subject to income. The maximum income limit for a single applicant is €50,000 (gross) and the maximum income for a joint application is €75,000 (gross). The maximum loan term is 30 years. Applicants also require 2 written refusals from private lenders as part of application.

Loans are available for the carrying out of improvement works on dwelling houses within the functional area of Cork City Council subject to compliance with certain conditions.
The maximum secured loan that can be advanced is €38,000 and the maximum unsecured loan to be advanced is €15,000. A loan shall not exceed 80% of the estimated cost of the works. The loan can be taken over 10 or 15 years.

What is Home Choice Loan?
Home Choice Loan is a mortgage provided through a number of local authorities for First Time Buyers who cannot get sufficient finance from a bank or building society. Home Choice Loan will provide up to 92% of the market value of a property purchased. The maximum loan amount will be € 285,000. The loan is a normal Capital and Interest bearing mortgage which is repaid on a monthly basis.
The mortgage term will be for a maximum of 30 years. Home Choice Loan will only be available for newly built homes.

The Residential Tenancies Act 2004, which provides for the reform of residential landlord and tenant law, has now been enacted. The existing system of annual registration with local authorities has ceased and landlords are now required to register tenancies with the Private Residential Tenancies Board (PRTB), which has been established on a statutory basis by the Act.

Registration
Registration under the Housing (Registration of Rented Houses) Regulations, 1996. Landlords must register houses, flats etc. let for rent or other valuable consideration with the Private Residential Tenancies Board within one month of letting. An annual fee is payable by the landlord for this registration.
